London buildings, and why they matter

Bed bugs do not care about postcodes, but they do care about walls, floors and shared furniture. The building you live in changes how the job is done and what it costs.

Inside the Congestion Charge zone, some firms add a small surcharge to cover the £15 daily charge and parking.

Victorian and Edwardian conversions
Flats carved out of terraced houses, common from Islington to Lambeth. Gaps under skirting, suspended floors and shared stairwells give bed bugs plenty of routes between flats. Older wiring matters if heat is used.
Council and housing association blocks
Purpose-built blocks of the 1950s to 1970s, with shared risers and refuse chutes. Some councils still treat residents; ask your landlord first, as many housing associations arrange it.
New-build towers
Better sealed, so infestations tend to stay in one flat longer. Concierge and parking rules, and fire detectors, need sorting before a treatment day.
Shared houses and HMOs
Rooms let separately with a shared kitchen and lounge. Treating one room alone rarely works; the rooms around it and the shared sofa need checking.
Hotels, hostels and short lets
Fast turnaround matters most, so heat is common. Luggage is the usual way bed bugs arrive.

Bitten again last night? The sooner a specialist sees it, the fewer rooms need treating.

What to do before the specialist arrives

Sensible steps from the NHS and the British Pest Control Association. None of them clears an infestation on its own, but they stop it getting worse.

  • Put the bedding and any clothes from that room through a 60°C wash and a hot tumble dry of half an hour or more.
  • Seal anything you cannot wash in a plastic bag. Do not move it to another room or flat.
  • Vacuum the mattress seams, bed frame and skirting, then empty the vacuum into a sealed bag outside.
  • Keep sleeping in the same bed. Moving to the sofa spreads them to a new room.
  • Do not use shop-bought sprays or foggers first. They scatter bed bugs and make the job harder.
  • Do not drag the mattress down a shared staircase. Ask the specialist first.

How it works

London Bed Bug Treatment is not a pest control company. We are a free matching service: we find you a local specialist and name them to you before anything else happens.

More about our service and how it is paid for

  1. Tell us where and what

Your postcode, the type of building and what you have found. It takes about two minutes.

  2. We find a local specialist

We look for a bed bug specialist who works in your borough and treats your kind of property, and name them to you within one working day.

  3. You decide

Your details go to that firm only if you say yes. They inspect and give you a fixed price.

  4. Treatment and follow-up

Usually spray or steam over two or three visits, or heat in a day. A good firm comes back to check.

Questions Londoners ask

How much does bed bug treatment cost in London?

Expect roughly £300 to £600 for a full course of spray or steam visits in a one or two-bed flat. Heat costs more: around £750 to £1,300 for a one-bed. Some councils charge less: Hounslow charges £300 for two visits. The price calculator gives a range for your home.

Does my council treat bed bugs?

Some London boroughs do, for a fee, and some have stopped offering pest control altogether. Hounslow charged £300 from April 2026 and Haringey £360, with a lower rate for residents on some benefits. Check your own council's website; council tenants should report it to their landlord first.

Are bed bugs common in London?

London has more shared buildings, short lets and visitors than anywhere else in the UK, which is exactly where bed bugs spread. Treatment firms report London as their busiest area. Having them says nothing about how clean your home is.

Can I get rid of bed bugs myself?

The NHS is clear that home methods rarely clear an infestation and points people to the council or a professional firm. In the meantime it suggests a 60°C wash with a long hot tumble dry, bagging what cannot go in the machine, and regular vacuuming.

How long does treatment take?

Heat treatment is usually one day. Spray or steam treatment is normally two or three visits, about two weeks apart, so expect three to six weeks before you can be sure. Many firms book a final check.

Who pays if I rent?

Usually the landlord, especially if bed bugs were there when you moved in. Report it in writing straight away. See landlords and tenants for more.
